Objective: Maximize the existing commercially-zoned 40-acre river-front land
Challenges/Opportunities: Unmatched in the city, the size and zoning of the land fronts the Clark Fork River and park. Preserving the existing 3-story hotel wile maintaining a cohesive aesthetic to new levels and new structure at separate part of the lot. Adding additional stories above existing hotel will present structural difficulties.
Solution: Add 4 new stories of condos with an additional story of rooftop pool, bar, and owner event space, above existing 3-story hotel. Combination micro-pile foundation and steel allow for strategic column placement though existing building to limit intrusion. Major remodel of existing hotel to fit with proposed additions and to upgrade project to high-end hotel brand. New 4 story-condo building on wasted parking lot area in corner of land to increase overall density and take advantage of location on river.
What is “different”: The subject property is located at a change in the angle of the city grid. Also, it is the prominent privately owned land in the city parks development master plan. A new 3-story addition to the corner of the riverfront building is at the axis of the adjacent pedestrian corridor. This creates a welcoming pedestrian experience to engage the new cafe, restaurant, and spa on the corner and helps transition from the human-scale streetscape into the 9-story mid-rise structure. This mass stepping achieves city planning requirements as well.
Deliverables: Concept design of entire site, additional strcutures/layouts, and all remodel areas. Photo-realistic imagery of site and context of city and geographical features in a 30-mile radius. CAD layouts of all proposed stories of both buildings including layouts of all proposed condos. Coordinating prelim. structural analysis with local structural engineering firm. Approval in concept from city planning and engineering departments.
