Size: <1 acre. Single +/- 3500 livable SF structure
Objective: Emphasis on durability, efficiency, ease of maintenance, and unique aesthetic for this second home of a family of 5.
Challenges/Opportunities: Adjacent, untouched desert to the North. Seemingly no height limit. Long, narrow lot shape along road and cul-de-sac. Tall height limits on adjacent structures will require planning for privacy and an area boat yard planned below to the East will be visible.
Solution: Push the pool and patio program to the North and bring glazing to the structure threshold to open to the view. No overhangs necessary as glazing will not be exposed to direct sunlight. A privacy/light filtering wall along the road triples as an aesthetic feature that accentuates the long approach to the structure. Utilize the cul-de-sac with 2 curb cuts that maximize vehicle circulation through the site. Use the garage masses to screen the rest of the site from the boat storage area below.
What is “different”: Insulated "Omniblock" CMU for the entire lower level provides a true finish-material structure. Massing composed of four intersecting blocks, utilizing their positions and relationships for spacial purpose.
Deliverables: Photo-realistic fly-through animation with geo-referenced terrain and placement of important surrounding natural and man-made landmarks. Revit-generated construction drawings. Construction support and coordination with GC/subs/consultants to complete the build.
